I use HomeGauge inspection software to generate a professional report with a password protected link for viewing. Using the HomeGauge software is a brilliant way to operate GREEN; reports are available for viewing online without a bulky paper report however, if you want a paper report you can print copies on your own printer at your leisure. I can send a link to a computer generated private password for your report to anywhere in the world at your request - only you will know the password to connect for your report information.
An additional service offered to the Seller, Buyer and the Realtor® is an inspection known as 'Move-in-Certified'. I perform inspections for the seller so that the seller becomes in-tune to the realistic condition of the structure before the buyers inspector discovers items prior to the repairs. It may work similar to this example - When a minor/major defect is discovered by the seller it can be repaired or ignored and eventually 'Disclosed' to the buyer - later [if not repaired] it may be used as a leverage to gain a discount in the final sale price.
Pro action example: The sellers 'Move-in-Certified' Inspector discovers the defect and the seller immediately repairs the deficiency, offers a 'disclosure' statement to the buyer and maintains the asking price because there are no repairs necessary. The Seller knows the condition of the structure because Centurion Inspections offered a well organized report; the buyer gains confidence in purchasing a treasure while the REALTOR® concentrates on the transaction and legalities of the sale instead of acting out the role of "Construction Project Management".
